  Excellent Property! Villa was nice, clean and perfect. Amenities are great. Kids loved the game room and pool. Location was perfect, a short ride or a nice walk to the village. Beach is IMMACULATE, a bit quieter than Siesta Beach but perfect! I give the Island House 5 stars.

  First stay here. Really enjoyed the place, was newly remodeled. The place was spotless, really clean and new. Liked the beach area, the pool, and it's nice that there are grills if you need them. Nice area to sit and enjoy evening hours. Would definitely go again

  Villa 40 A was the perfect spot for our family of five, including three kids (ages 8, 4, and 7 months). It’s just steps from the pool and a short, easy walk to the beach! The villa was spotless, well-maintained, and had plenty of space for everyone. The pull-out couch was a great bonus, and there were plenty of extra pillows and blankets. We definitely plan to return!

  We had a wonderful time in Siesta Key - Villa 40 was the perfect place for our family to celebrate our twin sons' high school graduation. This villa has been updated with laminate flooring, new furniture and modern appliances. The decor has many thoughtful little touches.
  
  We were in the perfect location, with the pool directly across from us and the beach a very short walk thru the property. The beach is gorgeous - fine white sand like confectioner's sugar, blue-green water...
  
  Old downtown Siesta Key is very charming, with lots of eateries and shops. We rented a golf cart to get around the island from a downtown vendor. This was an extremely convenient way to get around and the vendor made the transaction very easy.
  
  Our villa was in walking distance of local eateries and bars. The Orange Octopus is a great place to get ice cream, by the way.
  
  I would like to mention Captain Kyle Stephens as a great choice if you want to off-shore fish. We took our boys and their friends on a half-day trip with him. He very knowledgeable about the area and places to fish.
  
  We had so much fun on this trip. We're already talking about our next trip to the island!!!

  showers not ADA compliant; garbage door in kitchen opens by itself;lg bedroom mattress lumpy: small bedroom mattress makes crunchy sound when sleepers change positions; iron bed frame in both bedrooms sticks out--all of us banged&bruised our legs; fan in small bedroom/light did not work; need closet lights; full length mirrors needed; no dresser in lg b/room;
  small b/room dresser small; end table too small in lg b/room; no soap dish at kitchen sink; only 1 lamp in living room(which was bent)with 1 oneway bulb; dining room chairs need felt pads on bottom of legs; need kitchen dish rack;
  need ice cream scoop; nice to have single comfortable chair in LR;no easy visibility for fire extinguishers; towels too thin(also kitchen towels);
  bar soap too small; need more small plates/bowls;chipped dish in kitchen; need better TV listing to find channels; door to food pantry on backwards(but probably makes sense to not block emergency evacuation).
  Small lamp in picture was not in the living room. Bent floor lamp is in corner.
  Faucets needed to be changed, water blockage and lack of hot water were resolved.
